  • chevron_rightHow do I get a remote for the entry gate?
    Remotes pre-programmed for the entry gate can be purchased from the management company for $50. Please contact Sharon McKinney at (425) 344-6560 or smckinney@hoaadvisorygroup.com. The cost of the remote covers both the initial purchase and programming by our gate company. Homeowners are responsible for programming these remotes to their garages if desired.
     
    We have also been told that homeowners have purchased a LiftMaster 892LT remote from Amazon and used a YouTube video to clone from an existing gate remote. About halfway though this video, it shows how to program/clone using another remote

    Remotes purchased from sources other than the management company are the homeowners responsibility to program.

    Landscaping
     
    The landscaping at the Meadows is managed by the Board. In advisory capacity are: Landscaping Committee, John Miranda from Premiere Lawn Service, and Jesse McCure, arborist, from Issaquah Tree Care.
     
    Premiere Lawn Service is our current landscaping company. The landscaping crew speaks limited English. Their job is to mow and edge the lawns and blow the leaves. Premiere has other crews that come to the Meadows to: work on sprinklers, prune bushes, remove dead plans, and line-cut the outer perimeter of our property.
     
    If you do a little yard clean-up, you can put the debris on your grass by the street. The landscapers will remove the debris on their next visit.
     
    If you have a specific landscaping need, please contact our property manager, Sharon McKinney, at (425) 344-6560 or smckinney@hoaadvisorygroup.com. She will work to resolve your problems.
     
    Trees
     
    Trees are removed if:
    • They damage sidewalks or driveways
    • They damage foundations, power/utility boxes, water lines, etc.
    • They damage exterior of buildings or roofs
    • They are deemed diseased or a fall risk by our arborist Jesse McCure of Issaquah Tree Care
     
    Tree replacement
    • When a tree is removed, a tree will be planted at the owners request if possible. The replacement tree will not be in the same location as the removed tree because the original tree stump will still be there. We try to have to have the original stump ground down to below ground level so soil and grass can cover the area.
    • Replacement trees are Japanese Maple, Vine Maple, or Dogwood. Different locations call for different trees. Replacement trees are between 4’ and 7’ tall. They will eventually grow to over 10’ to 15’ tall. These trees do not have invasive roots. Our arborist typically approves the choice and planting location of replacement trees.
    Owner maintained areas
     
    If you would prefer to maintain the area around your unit, please contact our property manager and she will put you in contact with the Landscaping Committee who will explain the process.

  • chevron_rightI want to replace my Smoke Alarms, is there a direct replacement?
    Because alarm sensors wear out, it's recommended to replace each alarm at least every 10 years. This is a unit owner responsibility.
     
    If your original smoke alarms are BRK Electronics model 4120B, the First Alert model 9120B (available on Amazon) is almost a direct replacement. These units are hard-wired with a battery backup. The wiring harness plug is the same for both units, you simply unplug from the old unit and plug-in the new one.
     
    The mounting plates however are not the same - the new unit does not attach to the old mount.
     
    Basic steps:
    1. Twist the old alarm off it's mount
    2. Remove the wiring harness plug from the back
    3. Loosen the two screws holding the mount to the ceiling (no need to remove, just loosen)
    4. Twist off the old mount
    5. Twist on the new mount and tighten the screws.
    6. Plug the wiring harness into the back of the new alarm
    7. Twist the new alarm into place
    8. Remove the clear plastic tab sticking out of the battery door if there is one
     
    There is a similar model that combines a Carbon Monoxide alarm: First Alert SC9120B. While this appears to also be a direct replacement, this has not been verified.
